Missie Ritonya

Missie Ritonya was born and raised in Millard , Ne and graduated from Millard West High School in 2004. She has grown up in the real estate business as her Dad is a home builder in the area. She has been working in some form of real estate since 2004 as both an agent and an assistant. She joined The Peg Maloney Team as a full-time licensed Assistant in 2008 .She bought her first house in February 2009 , graduated from UNO with a degree in Real Estate in May 2009 and was married in July 2009. Her primary role with the Team is the Office Manager, and her goal is to help make everybody HAPPY!  


Sue Harrington
Sue Harrington

Sue Harrington was born and raised in Midland, MI. After graduation from High School, she enlisted in the United States Air force where she served both state-side and overseas for eleven years. Upon separation from the Air Force, she stayed in Omaha where she has owned several businesses and then obtained her Real Estate license in 2003. She spent 3 years on staff with an Omaha area builder before she joined the Peg Maloney team in 2009. Her primary role with the Team is “Client Care Coordinator”, maintaining close personal contact with sellers on a weekly basis. In addition, she is proficient with the computer and monitors listing and sales files for the team.

Tracy

Tracy Curtis was born and raised in Omaha, NE. She graduated from South High School and attended University of Nebraska at Lincoln. Tracy has been in real estate for almost 20 years, first on the corporate side and the last 10 years in sales. Tracy has worked with the Peg Maloney Team since 2003 as a “Buyer Specialist”. She has 2 grown children and just became a “Grandma” for the first time this year! Tracy enjoys spending time with her dogs at home Muffin, Pepper and Petunia. Tracy is a full time real estate agent and can work around your schedule to help you find a home.

Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.

If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Your real estate agent will also be getting feedback from other agents who have shown your home.

Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.
